Why have a survey?

Purchasing a house or business premises is one of the biggest financial commitments you will make. Not having a survey prior to purchase leaves you open to risk that may affect the value of your investment.  Instructing a RICS qualified surveyor to report on the property enables you to make an informed decision on whether to purchase the property or not and if you do what will need doing to bring the property into good condition. It involves a detailed inspection on site and will identify specific defects and other problems with the property.

Types of Survey

Level one

The Service includes an inspection and report. The surveyor aims to :

  • describe the part or element in enough detail so that it can be properly identified
  • provide a clear and concise expression of the surveyor’s professional assessment of each part or element
  • describe the condition of the part or element that justifies the surveyor’s assessment and
  • help you gain an objective view of the condition of the property.

Level two

The Service includes an inspection and report as above but we do not include a valuation. The surveyor aims to help you to:

  • make an informed decision on whether to go ahead with buying the property
  • make an informed decision on what is a reasonable price to pay for the property
  • take into account any repairs or replacements the property needs, and
  • consider what further advice you should take before committing to purchasing property.

Level three

The Service includes a thorough inspection and detailed report as above but we do not include a valuation.

The surveyor who provides the RICS Home Survey – Level 3 service aims to give you professional advice to:

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property • provide detailed advice on condition
  • describe the identifiable risk of potential or hidden defects
  • propose the most probable cause(s) of the defects based on the inspection and
  • where practicable and agreed, provide an estimate of costs and likely timescale for identified repairs and necessary work.

Building Maintenance/Defect Advice

Sometimes you may have a specific problem with your property.  Some movement, cracking, dampness, condensation etc. We can inspect and advise with a formal report on any building defects/problems and help you resolve them.

Schedules of Condition/Dilapidations

When building works are being carried out close to a neighbouring property or you are taking on a commercial lease, a record of condition of the property is so important for comparison after the works or at the end of the lease. At the end of a commercial lease the landlord will often inspect the property and serve schedule of Dilapidations on the tenant. We can prepare these schedules for landlords or help counter these reports for tenants, often referring to a schedule of condition prepared previously.

New specialist drone surveying services

Drone survey

Some surveys or other services require more specialist equipment to achieve the best result. This is where drones are invaluable and they enhance a traditional survey every time. Drones enable us to view inaccessible areas of a property from an aerial perspective. We can obtain high resolution and close up images of out of reach parts of the property, enabling us to inform you accurately on condition and defects.

  • Results are instant.
  • We can access hard to reach, tight locations.
  • They are safer for our surveyors than traditional methods.
  • They are capable of flying around an object and provide multiple images of all elevations.
  • They are much more economical and quicker than long ladder, tower or scaffold access.
